LCI has been working under the Construction Manager at Risk (CMR) contracting method since the State of Arizona approved CMR for use by public agencies in 2000. We work in partnership with the design team starting as early as possible in the design phase to assist with the design process by providing estimating, constructability review, and value engineering services. We are able to set a Guaranteed Maximum Price (GMP) at any point during the design phase, up until the construction documents are completed. Once the GMP is set and approved by the Project Owner, construction begins and is completed within the GMP with no additions unless scope is added by the Project Owner. When funds remain at project completion, they are returned to the project owner and can be used at their discretion.

CMR allows our clients to shorten the overall time it takes to design and build a project; to better control project costs; to provide higher levels of quality and service, and to shift risk from the Project Owner to the CMR through the use of a GMP.

LCI also works in the traditional Design/Bid/Build contracting method. Here, the design of a project is completed and the project is put out for competitive bidding, either to a prequalified group of general contractors, or publicly. LCI is very competitive in this market due to our ability to keep our overhead low, resulting in lower bids. We are extremely accurate with our pricing, and have a track record for only requesting change orders if the scope of work is changed by the project owner.
